Tenant Reference

 

If you are renting a property through Charles Stratton you will be required to fill in a reference form that will be submitted for each individual on the tenancy. You will need to comply by these procedures so a full credit check can be conducted.

If you are in or have been in rented accommodation within the last three years we will contact your current and previous landlords. If you have had more than one employer in the last three years, they will also be contacted. If you are self employed, we will need to contact your accountant or you will have to provide six months personal bank statements.

In order for references to be concluded swiftly, we would suggest you contact your referees in advance to release this information to us. Sometimes, we may also require a UK Guarantor if you are unemployed, a student, or have not been continuously employed for the last year, or your income is not sufficient enough to cover your monthly rent payments.

Once a sale or let has been agreed we will act as the central liaison between you, the purchaser, and the tenant and if other 3rd parties are involved i.e. solicitor and agents. About EPC

 

From 1st October, if you enter into a new tenancy agreement, your landlord will have to supply an Energy Performance Certificate (EPC).

WHY DO I NEED AN EPC?

They tell you how energy efficient a home is on a scale of A-G. The most efficient, with the lowest fuel bills - are in band A.

It also tells you, on a scale of A-G, about the impact the home has on the environment. Better rated homes should have less impact through carbon dioxide (CO2) emissions.

The average property in the UK is in bands D-E for both ratings. The certificate includes recommendations on ways to improve the home’s energy efficiency to save you money and help the environment.

WHEN SHOULD I EXPECT TO RECEIVE THE EPC?

  • when any written information about the building is provided in response to a request for information received from the prospective tenant.
  • when a viewing is conducted.
  • if neither of those occur, before entering into a contract to let.

  • THE FACTS ABOUT EPCS

  • It is mandatory for all new lets
  • An EPC will not be required for a renewal of tenancy
  • We still await confirmation of the situation where one or more of a group of sharers change
  • It applies to all residential tenancies regardless of the tenure type
  • An EPC must be available to any prospective tenant before they have committed to the property or have viewed the property
  • The tenant must be provided with a copy of the EPC before the start of a tenancy
